Meet the Team
Alice Alvey, Senior Vice President, Master CMB – Consultant, InstructorAlice began processing loans in 1982, became an originator and then moved to underwriting and found her niche in operations. She was hired by a national wholesale and retail bank in 1989 as part of a small team to begin a TPO origination division and eventually became Senior Vice President of Operations. In this role Alice was responsible for all operations including underwriting, funding, post closing, servicing and quality control. She served as the corporate compliance officer, working directly with HUD, FDIC, FRB, Fannie Mae and Freddie Mac on all audits while the bank grew to close 3 billion in residential loans.
Since January 1996, Indecomm-Mortgage U has created countless customized training programs for classroom and internet learning from application through loan delivery and all things compliance and FHA. MU is an education partner with Campus MBA delivering their FHA programs including training for FHA on FHA single family and hospital products. In addition to education she has developed several products and services including automated compliance Health Checklists, appraiser credential management and customized procedure manuals for lenders, banks and credit unions across the country seeking to build compliant and efficient operations.
Alice is a Master Certified Mortgage Banker (CMB), designated by the Mortgage Bankers Association of America. Alice currently serves on the state board of the Michigan Mortgage Lenders Association as the education consultant and the advisory board for Habitat For Humanity Michigan Fund. She served on Fannie Mae’s Risk Management Advisory Counsel and as an instructor for Fannie Mae’s Housing Finance Institute; In 2000 she received the Vic Miller Outstanding Mortgage Banker award from the Michigan Mortgage Lenders Association. In 2009 she received the James T. Barnes award for significant contributions and outstanding dedication throughout the years to the mortgage banking industry.
Deciding to take a different path in mortgage finance, Teresa began underwriting conventional and government loans. Earning her Direct Endorsement (DE) underwriting approval allowed her to underwrite FHA loans, which have always been an integral part of her residential finance career. The underwriting experience led her to the role of an auditor, reviewing and auditing government files for a local bank for several years. Teresa also helped remedy a local lender from a critical status with the Veterans Administration. After working directly with several of the VA’s Regional Loan Centers to resolve their audit issues, Teresa was able to help the lender keep their automatic lending authority.
Stepping outside of the originating arena and into operations was a huge shift in her career, but it is what led her to bring a well-rounded training environment to her students at Indecomm-Mortgage U. Her main objective is to assist all students with achieving their educational goals in residential financing, whether it’s a seasoned broker completing their SAFE Act continuing education requirements or a new loan officer breaking into the business, she makes herself available to help them with compliance or any other industry related topics. Working at Indecomm-Mortgage U Teresa also contributes to the authoring of a full menu of training products and material. She also devotes time to the updating and authoring of the FHA Practical Guide, VA Practical Guide and the Practical Guide to Renovation Lending.

Denise Kowalski – Compliance AnalystDenise most recently joined the Indecomm Mortgage U team in September 2015 and is responsible for regulatory and state disclosure compliance for the mortgage division. Previously, Denise had been with Wetzel Trott since July 1988 as the Director of Compliance and Underwriting. She has been in residential mortgage related fields since 1973.
Denise started in the business as a real estate secretary. After several years, she was asked to join a title company where she started as a closing processor before being promoted to an in-office title closer. She was recruited a few years later by a mortgage company to work in their closing department. Over the next 10 years, Denise advanced in the mortgage industry from closing to processing to underwriting, holding management positions along the way. Her diverse background was a perfect match for the switch to origination quality control. Her attention to detail, expertise in agency and regulatory guidelines, along with her many years of experience, resulted in the progression of her roles within the mortgage industry.
For over 25 years Denise has been dedicated to the interpretation of mortgage related agency and regulatory guidelines and state disclosure requirements. She has guided lenders across the country through the maze of regulations. She has created internal procedures covering everything from origination to servicing. She is a trusted advisor to many compliance officers and underwriting managers. At Indecomm, Denise’s responsibilities also include coordinating corporate compliance policies, consultation support for various engagements and Health Check customers and providing research and support for compliance related services provided by Indecomm. Denise is a member of the Risk and Compliance Committees for the Michigan Mortgage Lenders Association and has been a longstanding member of the Mortgage Bankers Association.
Lisa now serves as the primary point of contact for Indecomm – Mortgage U clients, while maintaining a complete understanding of various Indecomm – Mortgage U’s products and services as well as the other divisions of Indecomm Global Services. She oversees selected house accounts, reviews and assesses proposals and contracts, handles complex customer service issues, and co-ordinates/manages various customer service projects.
